Here are a few tips on how to get more money for your house.

Start with the outside! Your best foot forward is the exterior of your home. This is where viewers make their first decisions about your house and often judge the rest of the tour.
Here is a checklist for the outside:

  • Front Lawn and Shrubs manicured
  • Clutter is removed from the front and back
  • Cracks in the driveway and walkway are repaired
  • Gutters and downspouts are cleared and in good repair
  • Paint, doors, and window frames are in good condition
  • When you drive up to the house you say , "Wow"!

When inside your home, pretend you are in a fine hotel What are your expectations? Probably the lighting, window coverings, the smell, the roominess, or lack of, and of course the most important rooms, the kitchen, master bedroom and bath.

Here is a checklist for the exterior:

  • Walls are cleaned and smudge free
  • Colors are light and in the same family of color as your carpeting and furniture
  • Windows are thoroughly cleaned. Show lots of natural light
  • Windows, Door, and Screens are in good repair and easily open and close
  • The Kitchen is very clean and spotless. Remove things like unused appliances and unnecessary tools
  • Cupboards and shelves are well arranged and free from clutter and debris
  • Closets are well organized and show pride of possessions
  • Remove unnecessary items, furniture, and personal effects
  • Electrical and Plumbing are in good working order
  • Confirm that all work to the house has been done to code and with permits make list of things that are not
  • Use fresh scents throughout the house daily
  • Eliminate pet odors and/or pet damage to flooring
  • Keep soft background music playing anytime the house might be shown


Things to do and avoid to get your home sold FAST!

  1. Understand that supply and demand ultimately determines your selling price. Don't fall into the trap of overpricing your house. Take a good look at the comparables in your neighborhood. An average house for the neighborhood will sell for the average price sold in the neighborhood. An exceptional house will sell for the exceptional price sold in the neighborhood, nothing more.

To maximize exposure, make sure your home is advertised in global newspapers and local home journals, the Internet, and direct mail cards targeted to specific neighborhoods and newspaper classifieds.
